SNAGGING

Dear Vila Verde purchasers,

Owners are also asking whether we can complete a snagging inspection for their apartments.
For those of you not familiar with this term, it means an inspection to establish whether the apartment/villa has been finished to a satisfactory standard and there are no faults that need rectifying. The answer to this is yes, we have carried out such inspections previously both here
on Sal Island and Boa Vista Island.
We must say here and now that we are not qualified surveyors, electricians or plumbers, however,
our standards are high and we expect excellent quality workmanship and finishes.
We have been told that owners will have fourteen days to complete the snagging inspection
once they have been informed their apartments have been completed.
This would put many owners under pressure let alone the cost of flying to Cape Verde to carry
out their own inspection.
We offer the following service :
- Organise the viewing of your apartment with the developer
- Establish whether there is an electric supply and if not organise a
temporary connection so the installation can be inspected (see note)
- Inspection of plumbing (assuming there is water available)
- Inspection of doors, shutters, internal walls, ceilings and floors
- Inspection of fitted kitchen, to include fittings and white goods
- Inspection of bathroom furniture and fittings
- Inspection of air conditioning pre-installation and units if applicable
- Inspection of balcony/terrace
- Inspection of outside areas including swimming pools (where applicable)
- The findings of the inspection will be sent to the developer and the client,
we will also keep a copy.
- Pictures of the apartment/townhouse/villa and outside areas will also be
sent to the client
- Once any faults have been rectified we will re-inspect and confirm.
Note : Electric and water is usually only supplied to properties once the deeds have been signed
and the meters have been installed.
If there is no electric and/or water supply and the developer cannot organise a temporary
one, we will ask the developer for a written guarantee to cover these services and expect
any problems found to be rectified.

The cost for this service, inclusive of IVA (VAT) :

STUDIO...................€ 200.00
ONE BEDROOM APARTMENT...............€ 225.00
TWO BEDROOM APARTMENT/TOWNHOUSE.............€ 250.00
THREE BEDROOM APARTMENT/TOWNHOUSE/VILLA.....................€ 275.00
FOUR BEDROOM VILLA....................€ 300.00
Payment for this service is required in advance.
We accept Sterling, Euros and Cape Verde Escudos and have accounts in the UK and Cape Verde
